SUMMER HAS FINALLY ARRIVED AND BOY, OH BOY.... THE HEAT IS ON!! 
Those of you who have been wishing for those hot summer nights, your wish has been granted!
WOW! Ready or not bring on the HEAT!! YIKES!!! I prefer the mild Summer temps that I knew in the Bay Area or Maui to here, but you gotta love everything else about this area, so get over it I say!
Unfortunately the Real Estate Market is not as HOT!! Although the sales have been consistant, prices are still not increasing. Mike Lyon said at the beginning of this year he estimated the market to increase around 2015. Or if you listen to Suzi Orman she judges it would be more closer to 2017. Anyway you look at the future, it is still uncertain.
However, people still need to buy homes so the demand will always be consistant, just not increasing as many would like it to be. Short sales are predicted to continue, and infact increase as many Banks are wishing to reduce the number of Foreclosures, and in doing so are working with the Sellers as much as possible prior to Foreclosure. However, we expect the Foreclosures to still remain strong and to continue for the next two to three years. Some Banks say much longer....
As for my garden, well it is a great year for growing vegetables! It is good enough to supply me with enough food to practicly live off of, and then some! So once again my clients will be soon be reaping the benefits! Happy Gardening to you all, stay cool and enjoy our HOT Summer that is upon us!

SPRING IS HERE!! 
Wow what a great Winter that was, with plenty of wet weather to give us lots of water for our Summer enjoyment. I can hardly wait to be boating and jet skiing at Folsom Lake! Camping on the beach and in the Forests... gosh I LOVE Summertime!!

Got my garden finished up and ready to be eating fresh Vegies and enjoying poolside BBQ's. Yes, Northern California is one of the best and offers something for everyone! Many of my longtime clients know me for sharing those beautiful Tomatoes each and every year! So much fun! 
And the Real Estate market... How is it going you ask?? Well, if your a Buyer it is GREAT! There are many deals out there for you, from the "Short Sales" that are ever increasing, to the Bank Owned properties that can sometimes be a steal of a deal!!
I am lucky enough to represent "THE GOLDEN 1 CREDIT UNION" for their Foreclosured Homes in Placer and Sacramento Counties. I am dealing with the Evictions of the past owners/renters, and we are flipping these homes as soon as we are able. I presently am coordinating with 4 different Contractors to keep up this high demand. Unfortunately for many homeowners, this demand is going to increase! These homes are always sold at good prices to keep the inventory moving along. So if your looking for an investment-be sure to watch for these homes. They sell very fast and usually for Multiple Offers!
"Short Sales" (which I spoke of earlier) are defined as a transaction in which one or more Banks that are invloved in the debt owed and secured by the home, will receive less than what is owed on a loan in exchange for a release of the Deed of Trust, which secured the repayment of the obligation. There is NOTHING short about a Short sale! Most take anywhere from 60 days to 7 months or more.
The Banks are attempting to speed up the process and I find many of my Short Sales are now moving at a faster pace than the ones I started in 09, that are still pending. They are very time consuming for both Realtors and Sellers for they will be asking that you constantly update your Financial siuation on varied forms and documents which tends to be quite tedious. However, this process will save your credit for future home purchases and we are told that now in some instances you may buy a home in as little as two years. If your home has dropped extensively in value, and your mortgage is high, and you are facing a Financial hardship, this could be your best solution.
A financial Hardship can be determined as a loss in income from previous years, a recent change in your job, living situation, divorce, increased expenses, etc, this is how you qualify. I say that term "loosely" for I believe that almost everyone qualifies for a Short Sale. Unless you are in the very few that is doing better today than you have in past years and then possibly would not.
A Short Sale would allow you and your family to remain in the home without making any futher payments. Your home would be placed for sale, and priced attractively to sell immediately, so therefore the hassle of showing your home is minimized. Once we receive an offer you would then complete the Short Sale package and sign your contract and then all is submitted to the Bank. Their process is quite lengthy as discussed, however, that is favored by most sellers since they are receiving FREE housing until the day your home closes. The Bank is happy you are staying and maintaining the home for them to receive the highest and best offer in return. So overall not a bad deal for many.
I am a Short Sale Specialist and have completed mnay Short Sales within the past few years. It is important that you hire a realtor that is experienced for the process takes turns that if you are not experienced, could lead your client into Foreclosure by not knowing what to do in certain situations. MERRY CHRISTMAS AND HAPPY NEW YEAR!!
Wow, this has been quite a year in Real Estate, looking back to the beginning when sales just plain slowed down and then the Short Sales began, along with the REO (Foreclosed Homes) keeping their mark on the page, there have been many changes. If you would have told me back in 2005 this was coming, I wouldn't have believed it!
I can still remember listing homes for $50,000 over what I thought I could get and seeing Multiple Offers on them in just days. Gone are the good old days! But gone is the whole economy at the same time along with it. Sad to see so many of my people hurting whether it be from Million dollar homes to just simple first time Home Buyer home owners. This economy effects everyone! It shows no prejudice as it discontinues many jobs for people who have worked hard at their skills only to find that before retirement, the carpet got pulled out from underneath them. Now what do they do... ?
I say you start today but getting rid of any debt that you have that you CAN live WITHOUT. cut it down to the bare minimum. Spend only what you have and toss those Credit Cards away! Gone are the days that you simply charge anything. Learn to live within your means and keep your spending at a minimum for sure. Life can be easily enjoyable without spending money all the time. Do NEW things really make you happier or is the debt that it involves making you unhappier by far?? Really think this one through and find the simple life that you should be able to be very content with. Then your life will be so much more enjoyable without all that stress!
I have had a good year again with my regular listings, my REO's with Golden 1 Credit Union, whom is one of my best clients, and the many area Short Sales that people have entrusted me with. I work hard for them and know the system and how it works and how to get the best results, and it has kept the Short Sales flowing in and back out as closed Sales as well.
